Rental purchase or refinance

DSCR loans

A rental loan that looks at the property's cash flow instead of making your W-2 or tax returns the whole story. Use it to buy, refinance, or pull cash from a rental.

THE SHORT VERSION

A straightforward option for investors who want the property to do more of the qualifying.

Here’s what the current program guide says. Every loan still depends on the full deal, so we’ll confirm the details together.

01

What this loan can do

The standard DSCR program on your current site covers three common moves:

  • Buy an investment property
  • Refinance the rate or term on a rental
  • Pull cash out of a rental to use elsewhere
02

How the program is generally set up

The property's debt service coverage ratio (DSCR) compares rent with the mortgage payment. The published guide says a 1.00 DSCR or higher is typical.

  • No personal income or debt-to-income verification
  • Loan amounts from $100,000 to $3,500,000
  • Up to 80% loan-to-value with a 700+ credit score; up to 75% on purchases with a 660 score
  • 40-year fully amortized options, LLC closings, short-term rentals, and blanket loans may be available
  • The current page describes closings in about three weeks

LTV and timelines depend on the property and full borrower profile.

03

Property fit

This program covers more than a single-family rental.

  • 1–4 unit and 5–8 unit residential properties
  • Mixed-use properties with a residential majority
  • Short-term rentals and certain rural properties up to 2 acres

Fully commercial properties, properties over 2 acres, and some non-warrantable condos are listed as ineligible.

04

What you'll need

We can go through the exact checklist for your deal. The published page calls for:

  • Rent roll or lease agreements
  • Appraisal supporting value and rents
  • Clear title
  • Basic entity documents if you close in an LLC

Short-term rental income may be discounted for vacancy and expenses.
